Manatron GRM Records Server is a comprehensive Government Revenue Management® (GRM®) property and party repository solution for state and local government, especially valuable for citizen relationship management, assessment and tax management. It is built on the Microsoft .NET® platform, using the most up-to-date technology. GRM Records Server provides the functionality for jurisdictions to track what property exists and the description of what it is, who exists and a description of who they are and the relationship between the two.
Manatron GRM Records Server is a unique product based upon a patented conceptual data model. As a result, it provides information that is an important aspect of real property appraisal not currently available in commercial CAMA systems. GRM Records Server provides key characteristics of a property that are integral to appraisal process, including:
• its location and physical, legal, and economic attributes
• the real property interest to be valued
• any personal property, trade fixtures or intangible items that are not real property but are included in the appraisal
• any known easements, restrictions, encumbrances, leases, reservations, covenants, contracts, declarations, special assessments, ordinances or other items of a similar nature
• whether the subject property is a fractional interest, physical segment, or partial holding

• Associate property descriptions, tax rate sets, and situs addresses to properties
• Relate multiple mailing addresses with legal parties by the type of correspondence such as assessment notice, tax bills or any user-defined correspondence type
• Link a property with a legal party
• Ability to consolidate multiple properties and legal party relationships together to form one account
• Ability to maintain alias names (AKA, FKA, DBA, etc.) associated with a legal party and link them to the properties by their association with the legal party
GRM Records Server is designed to act as the central, inventory and registration repository for an integrated property assessment/taxation system. It includes a robust application program interface (API), including Web Services, for easy integration with other systems.
Developed utilizing a server-centric architecture, functionality for GRM Records Server is accessible using simply a standard Web Browser and/or the API. It is designed to integrate seamlessly with any GIS system. For example, parcels are able to be maintained within the GIS system and changes are posted automatically from GIS directly to GRM Records Server via the API. GRM Records Server is able to act as the central repository for all Taxpayer records. It includes industry-first features for tracking and managing ownership including its history of various types of revenue sources, such as real estate and personal property. This information is readily accessible, by effective date, for use in other systems and processes.
